How does Silva determine nightly rates?

Can I still use my property?

Silva coordinates the professional cleaning program for your home, including scheduling around reservations and owner stays.

The current program indicates cleaning costs are generally passed through to guests through the applicable cleaning charge.

What inspection technology does Silva use?

Silva uses Breezeway-supported inspection workflows and photo documentation, so property readiness is recorded rather than assumed.

Inspections follow room-level checklists, and flagged issues can be routed to maintenance with supporting detail attached.

How are repairs handled?

Silva has indicated that repairs over $500 require owner approval. Below that threshold, maintenance is coordinated or performed and billed to the owner according to the management program.

Specific emergency and authorization terms are governed by the final management agreement.

Do you have local maintenance capability?

Yes. Silva works with in-house maintenance technicians and contractor relationships in its markets.

That capability includes HVAC monitoring and preventive maintenance, seasonal preparation and consumable restocking so recurring needs do not turn into emergencies.

How do you screen guests?

Bookings include ID verification and a signed rental agreement with house rules, along with age minimums or occupancy standards applied to the reservation.

These standards are part of how Silva helps protect the home before anyone receives access.

Do guests have support after hours?

Yes. Silva has identified 24/7 guest support as part of the management program, so guests are not calling the homeowner at midnight.

Guest support availability is separate from maintenance scheduling; maintenance work is coordinated through the local team.

How long does onboarding take?

Silva's current onboarding target is generally approximately 1–2 weeks after agreement, depending in part on photography and property readiness.

The path is straightforward: you meet with in-market sales, the agreement is completed, you are introduced to local leadership, central administrative setup happens in the background, the listing is prepared and the property launches.
